Provided technical due diligence and cost advisory services during the pre-acquisition phase of one of Los Angeles’ most significant residential real estate transactions. My work included preparing a Pre-Acquisition Property Condition Assessment (PCA) and an Opinion of Probable Construction Cost Report, which directly informed negotiations and contributed to a successful $25M purchase price reduction — from $135M to $110M — enabling a clean and confident closing.
